TERMS OF SALE: There will be a 10% buyer's premium added to the final bid to arrive at the purchase price.  Credit card is required to bid.  A non-refundable down payment/earnest money of $2,500 for Tract 1, $2,500 for Tract 2, and $1,000 for Tract 3 to be applied to the purchase price, will be required at the close of the sale with the signing of the purchase agreement. The balance of the purchase price will be due at closing in certified funds. Property will not sell subject to financing, appraisal, inspections, or survey and is selling in its present condition without warranty.  Buyer and Seller shall equally share the cost of the title insurance & closing fee.  Closing date shall be on or before January 25th, 2023.  Buyer will take immediate possession on approval of title & full payment of purchase price.   Tract 1 will start closing at 6:00 PM, Tract 2 at 6:30 PM, and Tract 3 at 7:00 PM on December 29th, 2022.  Lots will soft close, meaning if a bid is received within 2 minutes of close the lot will automatically extend by 2 minutes.  Inspection of property will be by appointment only and can be made by calling Alan Johnson @ 620-750-0093 or Lane Johnson @ 620-750-0217.  JOHNSON REALTY will act as the agent for the Seller.  Statements made the day of the sale will take precedence over any prior statements made or implied.  Seller reserves the right to accept or reject the final bid and sale is subject to court approval.

Bidders are able to place bids in two ways.  Bids can be placed manually or a bidder can enter a max bid, the software will then bid for them as bids from other bidders come in, up to the maximum amount they entered.  Since the software can not predict how the future bids will come in this leads to a situation where sometimes a bidder will place a bid manually and then immediately get outbid for the same amount.  This is because another bidder had a max bid placed at that amount and the software will take the bid that was placed first.  For example if you manually bid $10 on an item and instantly get out bid but the item remains at $10, another bidder's max bid was $10 so if you bid $11 at that point you would have surpassed their max bid.
